    I. Introduction and legal framework

    This Cookies Policy explains how Find Your Realty Property Finders (“FYR”, “we”) uses cookies and similar data storage and retrieval devices on the website www.findyourrealty.com (“the website”).

    This policy is issued in compliance with:

    • Law 20/2014, of 16 October, regulating electronic contracting and operators carrying out their economic activity in a digital space, which governs the use of data storage and retrieval devices (cookies) in all their forms, including the duty of prior information and consent.
    • Law 29/2021, of 28 October, qualified, on the protection of personal data (LQPD) and its implementing regulation, Decree 391/2022, of 28 September, where cookies allow a user to be identified and therefore involve the processing of personal data.

    Where cookies enable the identification of a person, they constitute personal data and are also governed by our Privacy Policy, which complements this document.

    III. What is a cookie?

    A cookie is a small file that is downloaded onto the user’s terminal device (computer, smartphone, tablet) when accessing certain web pages. Cookies allow a website to store and retrieve information about the user’s browsing habits or device and, depending on the information they contain and the way the device is used, may be used to recognise the user, remember preferences, measure audience and performance, or display personalised content.

    Other similar technologies (pixels, web beacons, local storage) that store or access information on the user’s device are treated as cookies for the purposes of this policy.

    IV. Consent: how we use cookies lawfully

    • Strictly necessary (technical) cookies are exempt from consent. They are essential for the website to function and to provide a service expressly requested by the user.
    • All other cookies (preferences, statistics and marketing cookies) are installed only after the user has given prior, free, specific, informed and unambiguous consent, expressed through a clear affirmative action. Pre-ticked boxes, mere continued browsing or silence do not constitute valid consent.
    • The user may grant, refuse or withdraw consent at any time, and withdrawing consent is as easy as giving it. Withdrawal does not affect the lawfulness of processing carried out before the withdrawal.
    • The website manages consent through a consent management platform that displays a banner on first access, allowing the user to accept all, reject all, or configure cookies by category before any non-essential cookie is installed. The categories used are: Functional, Preferences, Statistics and Marketing.

    V. Types of cookies used

    By ownership: first-party cookies (set from a domain managed by FYR) and third-party cookies (set by external providers under their own policies).

    By duration: session cookies (deleted when the browsing session ends) and persistent cookies (stored for a defined period).

    By purpose / consent category:

    • Strictly necessary / Functional: enable navigation, security, session management and the storage of the user’s own cookie preferences. Exempt from consent.
    • Preferences: remember choices that change how the website behaves or looks (e.g. language).
    • Statistics: count visitors and analyse browsing to measure and improve the website’s performance.
    • Marketing: track browsing to build a profile and display or measure personalised advertising.

    VI. Detail of cookies used

    The cookies below correspond to the technologies actually present on the website, which is built on WordPress with the Elementor builder, the WPML multilingual plugin, a consent management platform (Complianz), a real estate listings module with user accounts, a WhatsApp contact button and, where applicable, embedded video and Google Fonts.

    VII. Third-party services and international data transfers

    The website may load resources from third-party providers that process data under their own privacy policies, over which FYR has no control. Based on the website’s configuration these may include, where active: Google Fonts (loaded by Elementor), YouTube (embedded videos), WhatsApp (contact button) and, if enabled, analytics and advertising services.

    Note that Google Fonts loaded from Google servers transmit the user’s IP address to Google even without setting a cookie. To minimise external transfers, FYR may self-host fonts and use the privacy-enhanced (no-cookie) mode for embedded videos.

    Where the use of third-party services involves the transfer of personal data outside the Principality of Andorra, such transfers are carried out in accordance with the safeguards required by Law 29/2021 (LQPD) and its implementing regulation.

    VIII. How to manage, configure or withdraw consent

    The user can manage cookies in two ways:

    a) Through FYR’s consent manager. The cookie settings panel (“Manage Cookie Consent”) can be reopened at any time from [insert “Cookie settings” link in the website footer] to review choices, change them by category or withdraw consent.

    b) Through the browser. The user can allow, block or delete cookies in the browser settings. Instructions are available in the help section of each browser (Google Chrome, Mozilla Firefox, Microsoft Edge, Safari, Safari for iOS and Opera). The exact steps may change with each version, so the browser’s own help pages should be consulted. Private/incognito modes also limit cookie storage.

    IX. Consequences of disabling cookies

    Strictly necessary cookies cannot be disabled without affecting the basic functioning of the website. Disabling the other categories will not prevent browsing but may reduce functionality (e.g. loss of language preference, saved properties or embedded content) or affect the quality of the service.

    X. Updates to this policy

    FYR may update this Cookies Policy to reflect changes in the cookies used or in the applicable legislation or official guidance. The version published on the website at any given time shall apply, and significant changes affecting non-essential cookies will, where appropriate, require renewed consent.

    XI. Contact, rights and supervisory authority

    For any query regarding this policy, or to exercise the rights of access, rectification, erasure, objection, restriction and portability in relation to personal data processed through cookies, the user may contact FYR at the address or email indicated in section II.

    Users also have the right to lodge a complaint with the control authority, the Andorran Data Protection Agency (Agència Andorrana de Protecció de Dades · APDA).
